My wife and I were planning on taking some of the equity from our summer home in Portland to add on a third bedroom and bathroom. Of course in order to get equity it meant that we had to get an appraisal. They came and measured and tested many things. Including some that I didn't understand such as certain bacteria in the water. The big thing was that they looked at the foundation and finally of course how nice the house was done. We have a nice kitchen so that added quite a bit of surprising value.
Review of Service
A man came and at first I kind of shadowed him to see what he was doing, but once he went to the attic I let him do his own thing and just kept busy elsewhere. After maybe 3 hours he came to me with the results which I was terrified to know how much the house was worth. It wound up being worth more than I had expected, so that was a nice surprise. The man was an old guy that was very nice making sure I understood even what else I could do to make the house worth more.
Tips
You're usually at the mercy of whoever they send to you so you can't really do much but hope they send someone who's experienced and knows what they're doing.
