We purchased a home in the summer of 2007 and paid for an appraisal prior to closing. We were charged $625 and did actually have a few conversations with the worker. Both the loan company and ourselves were presented with copies of the appraisal.

Our appraiser, valued the property correctly, and provided his service in a timely manner, While this is only a small part of our home purchase we were happy to see it completed in accordance with our expectations. The research done to make sure our home was valued correctly seemed through and well performed. I would recommend this company.
Tips
This is an industry standard document that must accompany all financed home purchases. The only real priority for it is to make sure the bank is loaning only as much money as the property is worth. There are firms that are notoriously easier to get a "correct" appraisal from, but it may be in your best interest to have a honest appraisal of the properties value. If it does not appraise high enough you have an opportunity to ask the sellers to lower there price to come in compliance with the appraisal. Check review for local service providers and select who you think will work best with your purchase.
