Description of service
The wall heater in one of my rental units started making a rattling sound when it was turned on. I had the HVAC technician check the heating unit and the blower wheel was changed in order to address the noise issue. The blower wheel was changed since it had some play when it was checked. The technician felt that the loose play of the wheel was probably causing the vibration noises. When the new blower wheel was placed in the unit, it still made the same noise. It was then decided that we had to also replace the motor. A motor was taken from one of the empty rental units and placed in the place of the existing one. The noise stopped and we have decided to perform a total replacement of the unit in the vacant apartment. The wall heaters are all very old and I have decided to start a phased replacement of all of them before the heating season starts again in the fall.
Review of Service
The quality of the service from the HVAC technician was very good. He responded as soon as I called and kept me informed of every step and the thought process for each decision. He systematically eliminated the problem in order to keep from performing a complete overhaul, which would not have identified the root cause. The process has identified a potential problem with the other units that have the same heaters, that might surface in the middle of the heating season. I am now able to plan a systematic replacement and also minimize the inconvenience to the tenants.
Tips
The problem surfaced because I did not have annual maintenance checks being performed on the units. I recommend that the heating units have annual maintenance service performed on them. The annual maintenance will extend the life of the units and minimize the inconvenience to your tenants or your family.
